What are flight times to Turkey?

Flight times to Turkey vary on depending on the time of year. In the summer months the flights are invariably night flights they change in the winter to afternoon early evening. Another point to note is that between November and May flights to Alanya are limited to Major Airports, such as Gatwick and Manchester.

What are the benefits of buying off plan?

If you buy a property off plan you have the benefit of deciding:

  • Which apartment you want
  • The floor finish - ie tiles or marble
  • The colours for the walls
  • The colour and style of your kitchen units
Can I get a mortgage in Turkey to buy my dream home? Yes, as of November 2007 Mortgages are now available to non-resident individuals looking to purchase property in Turkey.
Is it necessary to pay a deposit during our visit?
Yes - if you locate a property during your inspection trip and you do not put down a deposit we can not reserve it for you. You can pay your deposit in £ or €.
Is a solicitor necessary?
There is no need to employ a solicitor in Turkey due to the tightness of regulations in favour of the buyer, however it can be arranged if you require, but there will be extra costs.
What documents are required when purchasing a property?
The only document required is your passport. You will also need a Turkish Tax number which is issued locally in Turkey and we will sort that for you.
How long does the process take?
The Tapu (Title Deed) process can take approximately 6 - 8 weeks, the reason it takes so long is that it needs to go through a regional Tapu office and then the Military Head Office in Izmir to ensure that the property you are buying is not in a Military Zone.
When do I pay for the property?
We require 10% of the property price as a deposit. 50% within 30 days and the final amount (less the 10% deposit) plus our 3% commission is due on completion of the Tapu (usually 6 - 8 weeks) - if the Tapu comes through sooner than expected we can arrange to defer payment if necessary.
Is it ok to pay for the property from the UK?
Once you have signed the contract and paid the 10% deposit the remaining amount can be paid from the UK in £ or €.
Do I need to open a bank account in Turkey?
A Turkish Bank Account is not essential but it is advisable.
Is it feasible to import furniture into Turkey?
No it can be costly - you can import your furniture but you may be hit with hefty import duties. Furniture in Turkey is very reasonably priced and very good quality so there is no need for this added expense.

Can we pay our bills by standing order?
Bills can be paid by standing order - if you decide to do this - it is imperative that you have enough money in your account - they are not as forgiving as UK companies and if the bank refuses payment you WILL be disconnected. There is an alternative arrangement for this -

Does my current will cover my Turkish Property?
Yes it does - but for peace of mind you would be advisable to arrange a Turkish Will and Testament.
What tax implications are there if I decided to sell and return to Europe/UK?
There is a property sales tax of 0.3% of the value of the property which applies should you sell your apartment and return to Europe/UK
